Phoenix (August 23, 2010) — The AmTrust Bank building at 69th Street and Camelback Road will remain as Scottsdale’s tallest building but new urban development at The Scottsdale Waterfront will come close. Ground-Up Development Services has requested that Scottsdale modify the maximum permitted building height for the 4-acre vacant “Goldwater” parcel located east of Goldwater Boulevard, north of the Arizona Canal and immediately south of the Nordstrom parking garage.
The subject property is zoned downtown/regional commercial office type 2 planned block development downtown overlay which allows a maximum height of 85 feet. The Developer contends that this request to increase that maximum to 149 feet will further the development’s position as “a catalyst for the continuing revitalization of downtown Scottsdale, transforming it into a vibrant destination” and helping Scottsdale Fashion Square maintain its status as the Valley’s “premier shopping destination.”
The proposed development standards would be consistent with the city’s Downtown Infill Incentive District which was approved last month by a divided City Council. Approval of that district was quickly followed by Gray Development Group’s proposal to build a $200 million luxury apartment complex east of the mall. The developer decided to scale back the proposed height of that project from 148 feet to 125 feet and the apartment unit count from 1,196 to 957 based on citizen input.
If approved by the Planning Commission and City Council, a specific plan or use will need to be submitted for this parcel. In any case, City staff noted that development will be set back from Goldwater Boulevard and would include tiered building heights to address concerns from nearby residents.

This would be a great benefit to scottsdale and the mall area. However, the project needs to take a serious look at true sustainability and energy consumption.
